테헤란로 이면의 업무시설과 근린생활시설들이 밀집한 곳에서 주택군으로 넘어가는 경계선상에 위치한 프로젝트의 대지는 테헤란로의 활기와 주택가의 고요함이 공존하는 곳으로, 건축주는 이 대지에 임대형 사무소 건물을 짓고자 했다. 임대형 사무소 건물에 부합하도록 1층을 최대한의 주차대수를 가질 수 있는 필로티 주자장으로만 구성하였고, 2~4층은 대지 형상 내에서 가능한 넓은 바닥면적을 가지도록 계획하였다. 정북일조 높이제한에 의해 매스가 후퇴하는 5층은 바닥면적을 조금이라도 더 확보하기 위하여 외부계단 방식의 계단실을 적용하여, 각 층에서 공제받은 외부계단 면적을 5층 면적 증대에 이용하였다. 결과적으로 5층은 대표실에 적합한 규모이면서 고즈넉한 주거지역으로 트인 전망과 테라스를 가진, 이 건물에서 가장 좋은 공간이 되었다. 사거리 모퉁이에 들어서는 이 건물은 가로의 여러 방향에서 눈에 잘 띄는 이점을 지니고 있었다. 우리는 이를 극대화하여 존재감을 확연히 드러내면서도 주변의 난잡함을 조율할 수 있는 절제된 조형미를 가진 건물을 디자인하고자 했다. 2~4층 평면의 형상은 대지 형태가 반영된 비정형의 다각형이었고, 5층은 줄어든 면적의 작은 직사각형에 가까운 형상이었다. 우리는 주어진 제약조건과 법규에 의해 발생하는 다른 선형들을 하나의 조형개념 안에 묶고자 미묘한 사선들이 만들어내는 다각면의 입방체 매스를 만들었고, 개구부의 형상과 기둥의 방향 역시 이 입방체를 강화하는 방향으로 계획되었다. 입방체의 면들은 각각 유리 커튼월, 민무늬 노출콘크리트와 AL 익스펜디드메탈을 구분 적용하여 투명/불투명/반투명의 파사드들이 보는 방향과 시간의 흐름에 따라 변화하며 도시 가로의 풍경을 풍부하게 만들도록 의도하였다. 계단실 외피에 적용된 AL 익스펜디드메탈은 여러 가지를 고려하여 선택한 재료다. 외부계단으로 인정받기 위해서는 계단실을 둘러싸는 스크린이 공기가 통해야 했으며, 채광이 충분히 되면서도 비가 너무 들이치지 않아야했다. 이러한 요구사항을 만족시키는 AL 익스펜디드메탈로 감싸진 계단실은 보는 방향에 따라 내부가 보이는 정도가 달라지며 건물에 깊이감 있는 모습을 선사한다.
The site lies at the boundary where a dense cluster of office and commercial buildings behind Teheran-ro transitions into a residential neighborhood. It is a location where the vibrancy of Teheran-ro coexists with the quietness of nearby housing, and the client wished to develop a rentable office building suited to this unique context.
To maximize leasability, the first floor was designed entirely as a pilotis parking area, securing the largest possible number of parking spaces. Floors 2 through 4 were planned to achieve the maximum floor area permitted within the site geometry. On the 5th floor—where the mass steps back due to the northern sunlight setback—we adopted an exterior-stair configuration. The exempted stair area on each floor was strategically used to increase the usable area of the 5th floor. As a result, the 5th floor became the prime space of the building, appropriately sized for an executive office and offering an open view toward the calm residential district along with its own terrace.
Situated at a corner intersection, the building enjoys strong visibility from multiple directions along the street. We sought to amplify this advantage by designing a structure with a restrained yet distinctive architectural presence—one capable of standing out while mediating the visual clutter of its surroundings. The floor plates on levels 2 to 4 formed an irregular polygon shaped by the site boundary, while the 5th floor became a smaller, nearly rectangular volume due to the setback. Our goal was to unify the various lines generated by these conditions and regulations into a single compositional idea. Thus emerged a faceted cuboid mass defined by nuanced diagonal planes. The shape of the openings and the orientation of the columns were organized to reinforce this faceted geometry.
Each plane of the mass was treated differently—glass curtain wall, smooth exposed concrete, and aluminum expanded metal—creating transparent, opaque, and semi-transparent façades that shift in appearance depending on viewing angle and time of day, enriching the urban streetscape. The aluminum expanded metal used for the stair enclosure was chosen after considering several requirements. To qualify as an exterior stair, the surrounding screen needed to allow airflow while providing sufficient daylight and preventing excessive rain penetration. The expanded metal satisfies all of these conditions, and its varying degrees of visibility—depending on one’s vantage point—adds depth and subtlety to the building’s overall appearance. |
