 연남동 카페거리에서 약간 벗어난 프로젝트의 대지는 사거리 모퉁이에 면해 가로에서 인지가 잘되며, 도로의 남측에 위치에 정북일조 높이제한도 비교적 적게 받는 계획의 자유도가 높은 땅이었다. 이 곳에 건축주는 임대에 유리하도록 넓은 면적과 개방감을 가지는 저층 구성과  접근이 용이한 동선체계, 그리고 유니크한 외관을 가진 근린생활시설을 원했다.

- 독립된 승강기홀과 외부 계단의 이중주

사용자들의 쉬운 접근을 고려한 주 출입구와 상가 면적을 최대화할 수 있는 건물 구성을 만드는데 초점을 맞추었다. 따라서 대지가 면한 두 도로에서 각각 건물 진입이 가능하도록 계단과 승강기홀을 분리 배치했다. 1층의 승강기 홀은 인지가 쉽고, 빠른 진입이 가능하도록 도로에 직접 면하면서 외기에 오픈 된 방식으로 계획했다. 다른 쪽에 배치된 계단은 외부 계단 형식으로 외벽을 따라 옥상까지 이어진 구조를 가졌다. 이런 방식은 계단 하부를 실내 공간으로 활용하면서도 계단의 폭을 줄여서 임대 면적을 최대로 확보하는 것이 가능하도록 한다.

- 가로의 흐름, 건물로 스며들다.

우리는 외벽과 함께 꺾이면서 올라가는 계단을 단순한 동선이 아닌, 가로의 흐름을 건물로 끌어들이는 요소이면서 건물을 오르며 거리의 모습을 경험할 수 있는, 길이 연장된 공간으로 만들고자 했다. 행인들이 쉽게 진입할 수 있고, 계단의 동선이 도로에서 인지가 잘되도록 진행방향을 계획했다. 계단이 지나가는 만큼 셋백되는 안쪽의 매스들은 정북일조 높이제한에서 자연스럽게 멀어지는 방향으로 계획이 되며, 건물 내부 모습이 차례로 드러난다. 계단을 오르는 사람은 사선의 난간과 다양한 높이의 개구부가 만들어내는 거리 풍경을 경험할 수 있다.

- Folding Facade

계단 난간은 계단과 계단참의 단면 형상을 따르지 않고 심플한 삼각형면으로 디자인하여 파사드의 일부로 읽혀지도록 하였다. 계단 안쪽의 매스들을 싸고도는 삼각형의 레이어는 옥상까지 접혀 올라가며 연장되고, 높게 솟은 승강기 옥탑까지 조형적으로 감싸면서 마무리된다. 나선형으로 접혀 올라가는 솔리드면은 매스가 상승하는 느낌을 강조하기 위해 하부의 유리 커튼월 역시 나선방향으로 커지도록 계획하였고, 저층부 매장들은 자연스럽게 넓은 전망을 가질 수 있게 되었다. 솔리드면에는 크기가 다른 개구부들을 불규칙하게 배치하여 격자가 드러나지 않는 연속된 하나의 면으로 읽히도록 하였다. 상부에서 마무리되는 사선의 조형적인 벽들은 옥상에서 펼쳐지는 도시의 전경과 어우러지며 인상적인 풍경을 만들어 내고, 외부 계단 바닥에 설치된 경관조명은 건물의 켜 사이의 면을 밝히면서 일몰 이후에 더욱 깊이 있는 건물의 모습을 드러낸다.

 The site, located slightly off the main café street in Yeonnam-dong, sits at a corner intersection, giving the building strong visibility from the street. Positioned on the south side of the road, the site is also relatively free from northern sunlight setback restrictions, allowing for a higher degree of planning flexibility. The client requested a neighborhood facility optimized for leasing—featuring spacious, open lower floors, easy and intuitive circulation, and a distinctive exterior identity.

– Dual Vertical Circulation: Independent Elevator Hall & Exterior Stair

 Our primary focus was to create a building layout that maximizes leasable floor area while offering convenient access for users. To achieve this, we provided two separate entry routes from the two streets bordering the site—one via an independent elevator hall and the other via an exterior stair. The first-floor elevator hall directly faces the street and remains semi-open to the outside, ensuring strong visibility and quick access. The stair, positioned on the opposite side, is designed as an exterior stair that wraps along the building façade all the way to the rooftop. This approach allows the space beneath the stair to be used as interior area while also minimizing stair width, thereby maximizing rentable floor space.

– Bringing the Street Flow into the Building

 We envisioned the exterior stair—rising and turning along the façade—not merely as a circulation element but as an extension of the street itself. It draws the flow of the neighborhood into the building and offers users a continuous, elevated experience of the surrounding streetscape. The stair alignment was carefully oriented so that pedestrians can easily recognize and access it from the sidewalk. As the stair rises, the setback of the inner building masses naturally increases, moving away from the northern setback line. This reveals the building’s internal composition step by step. Users climbing the stair encounter a sequence of shifting street views framed by angled railings and openings of varied heights.

– Folding Facade

 Rather than following the sectional shape of the stairs, the stair railing is designed as a simple triangular plane, allowing it to be perceived as part of the overall façade composition. This triangular layer wraps around the recessed inner masses and continues upward, folding toward the rooftop and sculpturally enclosing the elevator penthouse.

 The ascending solid planes emphasize the sense of vertical movement. To reinforce this expression, the glass curtain wall at the lower levels expands in size along the same spiral direction, naturally granting spacious views to the retail units below. Irregularly placed openings of various sizes punctuate the solid surfaces, enabling the façade to read as a continuous plane with no visible grid.

 The slanted, sculptural walls that complete the upper volume frame dramatic views of the city from the rooftop, while landscape lighting installed along the exterior stair floors illuminates the layered planes of the building after sunset—revealing a deeper, more atmospheric architectural presence.
